Flexibility is built into the plan at Potomac Reserve

A three-year search for a new home led Michele and Walter Webb to a four-bedroom design at Potomac Reserve in Prince William County, Va., near Manassas. The Webbs signed a contract for the build-to-suit house in October, even before the model houses had opened.

“We had visited other communities by the builder, Stanley Martin, and recognized the great quality of the homes,” said Michele, a supervisor for leadership development at Prince William County schools. “We liked that Potomac Reserve is in an area of good schools and close to several major roads.”

The Webbs chose the Taylor floor plan, one of five offered, at a cost of about $740,000 with upgrades. “We liked that it had a guest room on the main level with easy access to the living area and kitchen,” Michele said. “That will be good for family members who visit.”

The Webbs have twin boys whose separate bedrooms are on the second floor, along with the owner’s bedroom suite.

A host of spacious one-family houses in Southern Maryland

Instead of enclosing a fourth bedroom on the second floor, they decided to use “flex” space there for an open multipurpose area. “It will be a place for watching TV, doing homework, playing games,” Michele said. “We aren’t finishing the basement right away, so this will serve as a place for the kids in the meantime.”

Multigenerational living: Flexibility is part of the sales pitch at Potomac Reserve. The five floor plans offer self-contained living suites and lofts for multigeneration living and rooms that can be adapted for various functions.

The 95 home sites are arranged on lots of more than half an acre along streets ending in cul-de-sacs and bordered by woodlands. The development has a Manassas mailing address, but it is about 10 miles south of the city and adjacent to Prince William Forest Park. Each house takes about five months to build. The only move-in-ready houses are the two models, with the Kasey and the Russell floor plans.

Buyers have a choice of five or six exterior designs with each of the five floor plans. Vinyl siding, brick and stone cladding, roof gables and dormers, and windows are varied so that no two houses will look alike. Two-car garages are standard with most of the houses.

Walkability’s a priority for Park View condo buyer

Base prices range from $649,990 for a four-bedroom, four-bathroom floor plan to more than $1 million for an eight-bedroom, eight-bathroom plan. So far, 28 houses have been sold, at an average price of about $790,000.

The Kasey model has a garage on one side that provides access to a mudroom adjoining the kitchen. An optional morning room next to the kitchen could be added to provide an extra dining or living area. (The Webbs are taking advantage of a similar option with the Taylor floor plan to create a reading room.)

The Kasey model kitchen has a large center island, stainless-steel appliances by Frigidaire and flat-paneled Timberlake cabinets. The kitchen and breakfast area open to a great room with an optional gas fireplace and coffered ceiling.

The kitchen and great room, at the rear of the house, are separated by a staircase and a powder room from the front hallway. Flanking the entranceway is a flex space, which the builder says could serve as an office or a dining room. The stairs descend to a finished basement, an upgrade, with rec and media rooms and a den with a full bathroom.

Spacious owner’s suite: On the second floor, two bedrooms are located in the front of the house. The owner’s bedroom suite occupies most of one side of the house, extending forward from the rear. The owner’s suite has a sitting area and a huge walk-in closet, and the bedroom is finished with an optional tray ceiling. The bathroom has ceramic-tiled floors and walls and Kohler plumbing fixtures. Granite or quartz countertops are standard on the vanities.

From the second level, the stairway leads to an optional loft with access to a roof terrace. This extra space could be turned into a guest suite, a playroom, a home office or a TV lounge with a wet bar. In the model house, two spaces in the loft are separated by a bathroom, a closet and a utility room.

Next door to the Kasey is the Russell model house, which has an apartment-like suite extending along one side of the main level. The suite — a standard feature of this floor plan — has a living space with a kitchenette, as well as a bedroom and a bathroom, to accommodate a live-in parent, a nanny or a young adult returning home. It also has its own garage.

The suite has a separate entrance and access to the entrance foyer in the main part of the house, where the open living-dining-kitchen area is in the rear. A walk-in pantry and a small home office are next to the kitchen on one side.

The second-level bedrooms are arranged similarly to those in the Kasey model, and the Russell floor plan also offers an optional loft on the top floor.

What’s nearby: A new Lidl supermarket, a Target, and many restaurants are within three miles. Other nearby stores include TJ Maxx, Giant and Harris Teeter. Old Town Manassas is about 10 miles away. The Potomac Mills mall and Stonebridge at Potomac Town Center, both in Woodbridge off Interstate 95, are less than 10 miles away.

Transportation: Potomac Reserve is off Route 234 (Dumfries Road), about seven miles from Interstate 95 and about 15 miles from Interstate 66. The Virginia Railway Express station in Manassas is about 10 miles away.
